Getting your bond back

Your bond is your money. It is held by a government authority, not the landlord, and it cannot be kept just because someone says so.
Photograph everything on the way out
Date-stamped photos of every room, including the oven and the carpets, are what decide a disputed bond claim. Take them after you have cleaned and before you hand back the keys.
Claim it yourself
In most states you can lodge your own bond claim online as soon as you move out. If you claim first, the landlord has to dispute it rather than the other way around.
Fair wear and tear is not damage
Faded paint, worn carpet in a hallway and small scuffs are not damage. You cannot be charged to make a place better than you found it.
Moving out checklist
- Photos of every room, dated
- Photo of the meter readings
- Copy of the entry condition report
- Final rent paid and receipt kept
- Forwarding address given in writing
- Bond claim lodged
- Keys returned and a receipt for them
